Handle Water Damage in a Commercial Property

Water damage in a commercial property can happen fast. A small leak from plumbing or a broken roof can turn into a huge risk for your building. If not handled quickly, the problem can cause mold, damage to building material, and even sewage issues.

Commercial water damage is different from damage in a home. Businesses often face bigger spaces, more people, and more money at stake. Whether it’s from a storm, flood, stormwater, or a natural disaster, knowing what steps to take can save time, money, and safety.

how do you handle water damage in a commercial property

Common Causes of Water Damage

Plumbing Problems

Old or broken plumbing is one of the top causes of water loss in commercial buildings. Pipes can burst, fittings can wear down, and hidden leaks can grow.

Roof Leaks and Storm Damage

A damaged roof during heavy rain or extreme weather can let water in. Storm damage often leads to water infiltration and standing pools inside the property.

Sewage Backups

Sewage problems can be both messy and dangerous. They bring bacteria into the building and affect indoor air quality.

Flooding and Drainage Issues

Poor drainage around a commercial property can create standing water after a storm or flood. Without quick water extraction, damage spreads fast.

The Risks of Ignoring Water Damage

If water damage is not fixed right away, the risks grow:

  • Mold growth spreads quickly on wet building material.
  • Weak construction from water-soaked walls or flooring.
  • Indoor air quality problems, leading to health issues.
  • More expensive restoration and longer downtime.
  • Permanent damage to equipment, furniture, and electronics.

First Steps: Emergency Response

When you find water damage, act quickly. A good emergency response can prevent bigger problems.

Stay Safe with Personal Protective Equipment

Always use personal protective equipment like gloves, boots, and masks before entering a wet area. Standing water may hide wires, bacteria, or sharp objects.

Communication Is Key

If you run a business, communication with staff and customers matters. Let them know about the emergency and any changes in services.

Water Damage Mitigation

Stop the Source

Find and stop the leak. This may mean shutting off plumbing, sealing the roof, or blocking more stormwater from coming in.

Water Extraction and Drying

Use pumps and vacuums for water extraction. Then, fans and dehumidifiers help dry the space. A moisture meter checks hidden wet spots.

Prevent Mold Growth

Fast mitigation reduces the risk of mold. If mold does start, professional mold removal may be needed.

Professional Water Damage Cleanup

Water damage cleanup often needs experts. Commercial property restoration teams have the right emergency service tools to handle:

  • Emergency water damage from floods or storm damage
  • Water mitigation to stop further damage
  • Restoration of building material like drywall and flooring
  • Fixing indoor air quality with special filters

Water Damage Restoration

Repairing the Building

Water damage restoration may include replacing carpets, repairing drywall, or rebuilding parts of the structure.

Handling Water Damage Fire Risks

Wet wires or equipment may increase fire hazards. During restoration, always check for water damage fire risks.

Commercial Property Restoration

Full commercial property restoration brings the building back to normal. This includes cleanup, repairs, and making sure the property is safe for workers and customers.

Preventing Water Damage

Regular Maintenance

  • Inspect plumbing systems often.
  • Check roof and gutters for storm wear.
  • Keep drainage clear to prevent standing water.

Use Technology

A moisture meter can help find hidden damp spots. Alarms can alert you to leaks before they spread.

Plan for Emergencies

Have an emergency response plan ready for natural disasters, storms, or floods.

When to Call Emergency Service

If there’s standing water, sewage, or major storm damage, call a commercial water damage expert right away. Waiting too long makes restoration harder.

Emergency service teams respond 24/7. They know how to handle water extraction, mitigation, and full commercial property restoration.

Improving Indoor Air Quality After Water Loss

After a flood or leak, indoor air quality often suffers. Drying and cleaning help, but sometimes air filters and deodorization are needed. Professionals can test the air and restore safe conditions.

Why Professional Help Matters

Commercial properties face bigger challenges than homes. From construction safety to storm damage, it takes the right tools, communication, and restoration plans to recover.

Experts provide:

  • Faster emergency response
  • Advanced water mitigation equipment
  • Commercial property restoration knowledge
  • Safer cleanup with personal protective equipment

Giving Eric a 5-star review, and we haven't even started any work yet. He came to gave us his professional opinion and quote to address a mold issue in our house. He is clearly very knowledgeable. His opinion was wildly different than the previous estimate we received, from an agency that wanted to charge us about 4 times as much. He did a much more thorough assessment, and explained his reasoning for why he felt that our issue wasn't as extreme as the previous agency. He even gave us some suggestions as to how we could address our issue on our own, if need be. He doesn't appear "out to get you"... there are a lot of companies that work off the "mold is gold" motto, but he doesn't seem to be one of them. If we end up going with him for the job, we'll update the review... but, I was just so happy and relieved with his approach, estimate, knowledge, and his overall professionalism. Glad there are still people like this out there!

We had a leak under the kitchen sink and called another company first. We were told there is mold and they would have to tent the area to remove it and that we'd also need a whole new cabinet. Of course, it was pretty expensive and they said we couldn't use the kitchen for a couple weeks. Feeling it's always wise to get more than one estimate, I called Preferred Restoration as they had excellent reviews. Eric replied promptly and came out to look things over. He felt the mold wasn't bad enough to require a tent and also felt a whole new cabinet was not required. Needless to say, we accepted his estimate immediately and the work was done in a professional manner. (They don't do the carpentry work, but can make a recommendation.) I highly recommend Preferred Restoration. I believe it's an honest company with skilled professionals.

We discovered a mold issue in one of our bedrooms and reached out to Preferred Restoration Services for guidance. Eric was extremely helpful in helping us navigate what needed to be done since we had no experience with this type of issue. He shepherded us through the process and helped us understand every step that needed to be performed. He referred us to a couple of contractors which we used for plumbing and testing and they were also excellent. This was helpful so that we didn't have to figure out who else we needed to work with and vet them as well. Everyone from Preferred Restoration Services was very professional, communication was excellent, and customer service was outstanding. We had a lot of questions and they were all answered very quickly. I highly recommend Preferred Restoration Services for any damage restoration needs.

We had an issue with a sewer line that leaked and potentially needed some soil remediation under the house. I gave Eric a call and made an appointment for the next day for him to come out and assess the situation. Throughout the process his communication was great and he was on time (even gave me a call to let me know he was on his way). He went above an beyond to even check inside the house for potential water damage/mold. We did not have to move forward with any remediation. I appreciate Eric's communication, thoroughness, and HONESTY. We will keep his contact if we need any work in the future. I highly recommend Eric and Preferred Restoration!
